Promovillas is committed to clear, transparent pricing in full compliance with the rules applicable in the Grand Duchy of Luxembourg.
Fees are payable only in the event of the effective completion of the transaction, in accordance with the signed mandate.
Sale of a Residential Property
Applicable fees for the sale of a residential property:
Below €185,000: flat fee of €7,500 excl. VAT
From €185,000 to €250,000: 5% excl. VAT
From €250,000 to €350,000: 4% excl. VAT
Above €350,000: 3% excl. VAT
Sale / Transfer of a Business (Goodwill)
Applicable fees for the sale or transfer of a business (goodwill):
Below €185,000: flat fee of €9,900 excl. VAT
From €185,000 to €250,000: 7% excl. VAT
From €250,000 to €350,000: 6% excl. VAT
From €350,000 to €1,500,000: 5% excl. VAT
Above €2,000,000: 4% excl. VAT
Residential Lettings
Applicable fees for residential rentals:
1 month’s rent excl. VAT
Inventory / condition report: €300 excl. VAT
Rental fees are shared 50% between the landlord and the tenant, unless otherwise contractually agreed.
Commercial Lettings
Applicable fees for commercial rentals:
15% of the annual rent excl. VAT, payable by the tenant.
Property Management
Property management services include:
7% of the monthly rent excl. VAT
5% excl. VAT if the property is let by Promovillas
Administrative fees: €90 excl. VAT per year
Property Valuation
Fees for property valuation services:
Residential properties: from €550 excl. VAT
Commercial properties: €8 incl. VAT per m²
Parking spaces: flat fee of €100 incl. VAT

Property Search
Property search service under mandate:
Fees: 3% excl. VAT of the purchase price
Fees payable exclusively by the buyer
Fees due only upon the effective completion of the transaction
Transparency and Legal Framework
This schedule of fees is displayed at Promovillas’ offices and communicated to clients prior to the signing of any mandate, in accordance with applicable legal requirements.
Applicable Law
The contractual relationship between Promovillas and its clients is governed by Luxembourg law.
In the event of a dispute and failing amicable resolution, the courts of the Grand Duchy of Luxembourg shall have exclusive jurisdiction, subject to mandatory legal provisions.
